This is an informational website about differential foundation settlement in residential property, and a way to describe your situation and ask for service.

The guidance here is general, not a diagnosis or an engineering opinion

Everything written on this site describes how foundation settlement generally presents and how it is generally investigated. It is not an assessment of your property, and it cannot be — no one has inspected it.

Foundations, soil conditions, drainage and prior repair history all differ by property, and the same visible symptom routinely has several possible causes with materially different answers. Nothing here is a substitute for an on-site inspection by a qualified professional, and where a licensed structural engineer or geotechnical professional is genuinely warranted, this site says so without offering that opinion itself.

Where we describe something you can check yourself — measuring a crack, watching whether it grows — we mean exactly that check and no further. A structural decision, a decision to pier a foundation, or a decision to hire based on cost alone should not be made from this content without a qualified, on-site assessment.

Any actual work is agreed separately, in a written scope for a specific property, before it begins.
